APPLICANT RENTAL REQUIREMENTS

PLEASE READ ALL INFORMATION CAREFULLY BEFORE SUBMITTING YOUR APPLICATION

Each applicant age 18 or older must submit a separate rental application. Please be prepared to pay the $55 application fee online individually per applicant when each person in your group submits their own separate application. Application Fee(s) is nonrefundable with two exceptions: 1.) You request that we cancel your application before we begin to process it. or 2.) That if your application was received after another applicant has already been approved. This payment partially defrays the cost of administrative paperwork, background check, and time devoted to screening and evaluation..  

In addition to this rental application, you will also be required to provide copies of all of the following: .
  1. Driver's license, Military ID or State issued Photo ID
  2. Verifiable Social Security number ( SS # card or copy of recent W-9 statement.)
  3. Green Card. (if applicable)
INCOME - You will need to submit the most current 8 weeks of pay statements or tax return (if self employed) and any secondary income / benefits (if applicable) as proof of income. Please provide all employment history for at least the past five years. Your combined total gross household income needs to be at least three times the monthly rent amount.  

RENTAL / RESIDENTIAL HISTORY - To complete this rental application you need to provide all verifiable history of where you lived for at least the past five years. You must provide correct contact information for your references. No more than three late payments in the past 12 months. You can not owe money to any past landlords, apartment complexes or management companies. Applicant must provide additional documentation as requested for any Landlord - Tenant disputes submitted on their application and / or reported on their applicant screening report. The property owner has the right as to whether to approve any applicant with a foreclosure / repossession submitted on their application and / or reported on their screening report. No evictions are allowed.

Credit Report - No unpaid collections in past 12 months (except medical bills and student loans.). .

CREDIT SCORE REQUIREMENTS: ( Any exception has to be approved by the property owner) :
Minimum credit score requirement is 550 for homes with a monthly rental rate in the range of $850 or less
Minimum credit score requirement is 570 for homes with a monthly rental rate in the range of $851 to $1350
Minimum credit score requirement is 585 for homes with a monthly rental rate in the range of $1351 to $1700
Minimum credit score requirement is 610 for homes with a monthly rental rate in the range of $1701 or more.

Criminal Background Checks. No felonies are allowed. Applicant must provide additional information and documentation as requested for any criminal records submitted on their application and / or reported on their applicant screening report.

Pet Policy - Please check property listing on our website or send email to info@crowderrentalhomes.com for details as it pertains to a specific property: Certain dog breeds are not allowed included but not limited to Rottweilers, Pit Bulls or Chows. You must provide proof (from veterinarian) so that we can verify the breed of the dog and status of rabies. Tenant liability insurance must be carried if you have pets. Property owner has to pre-approve any pets allowed for all properties.

ROOMMATE REQUIREMENTS - Please consult Crowder Properties for other criteria considered for approval as it pertains to a specific home.  

Co-signers - With property owner approval, we may accept one co-signer per applicant group if there is no credit history or if income dose not meet minimum requirements. The co-signer will have to fill out a separate application and pay application fee and is subject to the same criteria. The co-signer will have to sign the lease and will be held accountable for the terms of the lease.

RENTER'S INSURANCE POLICY - Tenant will be responsible for obtaining renter's insurance. Please consult Crowder Properties about requirements for a specific home.

We will not process or consider any application submitted until we receive all completed applications, documentation and fees requested from everyone that are applying with you.

Property Owner has the right to have final approval on any application(s) received.  

Security Deposit and Lease Agreement: Upon approval of your application(s) you have 48 hours to meet with us to review and sign lease agreement and pay full security deposit unless otherwise approved by Crowder Properties. It is important to meet with us as soon as possible as we will continue to market and show the property to prospective applicants after the 48 hour period until we have a signed lease and a security deposit is paid to hold the property.

Move-In Date: Tenant(s) must take possession of home and pay initial rent payment(s), etc. within 45 days of being approved unless otherwise approved by Crowder Properties.

ANY FALSE INFORMATION GIVEN WILL RESULT IN YOUR APPLICATION BEING DENIED.
